Own land? Lease it for a solar farm
We offer long-term land lease agreements for plots starting from 0.5 hectares for the construction of solar farms. It’s a form of passive income from land that requires no ongoing involvement from the owner.
We are looking for land plots that:
It is necessary to meet the relevant conditions and obtain licenses and permits in order to build a photovoltaic farm.
The process of such construction from scratch requires the following steps:
Investment Potential Analysis
The first step is to assess the plot in terms of its technical and economic viability.
The analysis includes:
– access to the power grid and connection options,
– terrain conditions (slope, land classification, solar exposure),
– shading, environmental and logistical risks,
– proximity to public roads and technical infrastructure.
We use GIS data, elevation models, and analytical tools to evaluate the energy yield and economic return of the project.
We verify the formal and legal conditions of the site.
The process includes:
– checking zoning status (Local Development Plan or building conditions),
– identifying environmental constraints (Natura 2000, flood zones, protected areas),
– obtaining data on utilities and potential conflicts,
– reviewing land ownership and legal status.
If needed, we assist the investor in land reclassification or administrative procedures.
Based on the collected data, we develop the technical concept of the PV farm:
– land development plan (panel layout, trackers, service paths),
– selection of PV technology, trackers, inverters, transformers,
– energy production simulation (irradiance data, thermal analysis, yield in kWh/kWp),
– calculation of investment efficiency: payback time, LCOE, ROI.
At this stage, the investor receives a full picture of potential benefits and costs.
We submit an application to the Distribution System Operator (DSO) for grid connection terms.
The application includes:
– electrical and topographic diagrams of the installation,
– preliminary design of MV/HV station and cable lines,
– documents confirming land ownership or legal title,
– compliance with the Local Development Plan or building conditions.
The waiting time for the connection conditions usually ranges from 60 to 150 days.
In parallel, we conduct the process of obtaining all required administrative decisions:
– environmental decision (if required),
– building permit,
– license from the President of the Energy Regulatory Office (for systems > 500 kWp),
– EPC certificates and executive documentation.
At this stage, site preparation for construction can begin.
The investment implementation includes:
– earthworks and foundation construction,
– assembly of support structures and trackers (if applicable),
– installation of panels, inverters, transformers, and cabling,
– testing and technical inspections in accordance with IEC standards,
– system commissioning and integration with the SCADA monitoring system.
After completion, we provide the investor with full as-built documentation and activate 24/7 monitoring.
VAV Group also specializes in the design and implementation of advanced single-axis tracking systems that automatically follow the movement of the sun.
Benefits of using trackers:
+15–25% more energy compared to fixed installations
better space utilization (less shading),
dynamic optimization through SCADA integration,
faster return on investment.
